PROPERTY INSPECTIONS AND REPORTS
ONE-OFF INSPECTION
Full Property Inspection and Report
A detailed visual inspection carried out personally by Maz, covering the property’s overall condition, cleanliness, presentation, organisation, visible maintenance concerns and operational issues. The service includes photographic evidence and a written report with observations, priorities and practical recommendations. It can be commissioned as a standalone service, with no requirement to proceed with ongoing care.
GUEST READINESS
Property Readiness Check
A pre-arrival service for holiday lets, carried out before guest check-in. It confirms that the property is ready for arrival through a visual walkthrough, room photographs and a dated readiness confirmation. This service is separate from the Full Property Inspection and Report and is quoted independently.
ONGOING MONTHLY OVERSIGHT
Monthly Property Care
Scheduled property-care visits between stays or during periods when the owner is away. These visits provide visual checks, photographic updates and ongoing oversight, helping to identify changes, visible concerns or items requiring attention over time.

Estate Housekeeping
Estate Housekeeping is the specialist housekeeping division of Borealis Hospitality, providing the hands-on care that keeps your home clean, organised and welcoming.
From regular housekeeping to preparing for an owner’s arrival or resetting a home between stays, work is planned around the property’s requirements. Clear instructions, organised supplies and sufficient time allow our housekeepers to give each home the attention it needs.
Regular or occasional housekeeping tailored to the home, with careful attention to cleanliness, presentation and agreed priorities.
Housekeeping between stays to clean, organise and reset the home for its next occupants, with sufficient time allocated to the work required.
Washing, drying and folding agreed linen and towels, with loads and requirements confirmed for each property. Charged separately from housekeeping.
Practical organisation of cupboards and storage areas, alongside support in maintaining agreed household systems.
A whole-property walkthrough and personalised setup before you return to stay, followed by an Owner Arrival Confirmation to let you know your home has been prepared for your arrival. Cleaning, bed refreshes, laundry and goods are charged separately.
Stripping and remaking beds using the agreed linen, with attention to a neat, comfortable and consistent finish. Charged separately from housekeeping.
Organising linen, towels and utility supplies so the correct items are clearly identified, accessible and ready for use.
A brief visual walk-through to check cleaning is complete and nothing obvious has been missed. Wider checks before guest arrivals are covered by a separate property readiness check.

HOW THE TWO WORK TOGETHER
Professional insight. Practical care.
For homes used for guest accommodation or rentals, including properties also occupied by their owners, a Full Property Inspection and Report is required before ongoing housekeeping or property care is agreed.
For homes used solely by the owner or household, an initial in-person assessment by Maz is required before housekeeping begins; a full report remains optional.
The scope and fee of any ongoing service are confirmed before booking and are subject to the property’s condition, our standards and availability.

Our specialist housekeeping division provides practical care to maintain agreed standards, including housekeeping, bed preparation, linen care and organisation.

The person behind Borealis Hospitality.
Maz’s background spans luxury housekeeping, property inspections, hospitality standards and operations. Her experience combines hands-on work with leading teams, giving her a practical understanding of the organisation, time and support needed to sustain high standards.
She personally visits each property before any work is agreed, taking time to understand the home and the owner’s expectations. This direct involvement informs her recommendations and provides clients with a familiar point of contact as their requirements develop.

Monthly Property Care: Essential, Regular and Enhanced provide one, two or four visits per month respectively, with up to 45 minutes allocated per visit. Fees are quoted individually.

During each walkthrough, we consider how well your property is being maintained and identify visible concerns that may affect its condition, presentation, safety or day-to-day use.
Our role is to observe, document and report these matters clearly, with photographs and practical recommendations to help you decide the next steps. Where specialist assessment or repairs are needed, we highlight this.
Borealis Hospitality identifies and reports visible concerns. Specialist assessment, technical diagnosis and repair work are arranged separately where required.
